New Downtown Location Needed
Sentara Healthcare wanted to expand its Charlottesville, VA presence by establishing a multi-specialty building close to Charlottesville’s urban core. After purchasing land adjacent to the former Martha Jefferson Hospital, Sentara faced significant timeline, budgetary, and land use optimization challenges.
As a long-time partner in Central Virginia, Sentara asked Turner Group to assist them in the role of Owner’s Representative. In this role, Turner Group facilitates the entire development process, from initial team selection to project completion, while Sentara retains ownership of the project. Turner Group immediately began facilitating the team selection, programming, building design, and site plan approval.
Solving Unexpected Challenges
Every development project experiences bumps along the way. Just as one example, the site work subcontractor realized that they could not install the stormwater detention system as initially designed. The team priced out a middle six-figure solution, which would have been unacceptable for the project’s budget. Turner Group’s experience collaboratively solving challenges helped us to lead a brainstorming session with the civil engineer, site subcontractor, and general contractor which ultimately identified a solution with no additional cost. Turner Group applied this same experienced, problem solving approach to every facet of the project, leading to multiple significant time and cost saving moments.
Adding Value as an Owner’s Rep
As an owner’s representative, Turner Group brings the expertise and resources of a developer while allowing Sentara to retain ownership. Specific to this project, Turner has added value in a couple of ways:
Team Selection
The most important step in any project is assembling the right team. Turner Group’s network of regional experts in healthcare design and construction set this project up for success by getting the right team on board from the start.
Managing Unexpected Problems
Turner Group’s experience dealing with a myriad of challenges helped Sentara reduce costs by six figures several times as the project hit design and site work setbacks.
A Win-Win-Win Approach
Turner Group focuses in engaging all stakeholders, from the owner to the team to the end users to the neighbors, in a collaborative and positive development experience. A successful project provides wins and a great experience not just to Turner Group and our client but to all stakeholders.
